Due to continued growth and several major new retail fit-out projects starting in Q1 2026, we urgently require an experienced Mechanical Quantity Surveyor (or M&E QS with strong mechanical bias) to take full commercial control of the mechanical packages on fast-track retail projects.

Reporting to the Managing Surveyor, you will work closely with our in-house M&E team and specialist mechanical subcontractors.

Key Responsibilities

Full commercial management of mechanical services packages (HVAC, pipework, ductwork, plumbing, public health, chilled water systems, VRF/VRV, AHUs etc.)
Procurement of mechanical trade packages - tender issue, analysis, recommendations and subcontractor appointments
Managing JCT Design & Build and Construction Management contracts with mechanical elements
Preparing and agreeing monthly valuations and variations specifically for mechanical works
Cash-flow forecasting and cost-to-complete reporting for mechanical packages
Valuation and negotiation of mechanical variations, compensation events and final accounts
Cost-value reconciliation (CVR) and risk/opportunity registers focused on mechanical services
Attendance at weekly mechanical progress meetings and design team meetings
Driving value engineering on mechanical installations

Essential Experience

Proven background as a Mechanical Quantity Surveyor or M&E QS (mechanical bias) with a main contractor or specialist fit-out/M&E contractor
Strong track record on retail, commercial office, hospitality or leisure fit-out/refurbishment projects
In-depth knowledge of mechanical building services and associated costs
Expert user of JCT contracts (Design & Build, Standard Building Contract)
Degree or HNC/HND qualified in Quantity Surveying or Building Services
Excellent negotiation and communication skills
Immediate or short notice availability preferred
