Are you a seasoned Commercial Property Manager or Commercial Building Manager looking for an rare and all-encompassing new opportunity? Collins Property Recruitment are retained by an active and extremely ambitious flexible-workspace provider who currently let and manage a growing portfolio of circa 500,000 sq. ft of Office, Retail, Workshop and Studio space, across 7 buildings within London. Their USP is to transform obsolete and unmodernised buildings into thriving spaces where dynamic and creative businesses can prosper. Their portfolio is expanding and it's anticipated that within the next 12-18 month they'll be operating and managing a further 2-5 buildings.

The ideal candidate will have 10+ years of managing commercial properties. The Commercial Property Manager role is a job for a doer, someone practical, hardworking, committed, and happy to get involved in all parts of this exciting business.

Duties of the Commercial Property Manager include but are not limited to the following:

  • Ensure all properties are maintained in line with sustainability and the associated standards.
  • Find creative and effective ways to improve occupier experience.
  • First point of contact for occupiers and proactively identify current and future needs.
  • Handle financial operations, including the reporting of monthly financials.
  • Helping the directors to appraise new buildings and development opportunities
  • Identify further potential opportunities for growth within existing portfolio.
  • Liaise with multiple teams across the region including sales, marketing, operators, suppliers & contractors.
  • Manage lease renewals.
  • Preparing and negotiating contracts.
  • Provide regular reviews and reports for the Directors.
  • Setting up new projects and sites.
  • Working closely with building managers, facilities managers, and maintenance.
  • Working with finance to ensure reconciliation between accounts and the Property Management.

Requirements and personality of the Commercial Property Manager:

  • A creative, personable, engaging, and energetic personality.
  • Ability to work independently and as part of a wider team.
  • Excellent occupier management skills.
  • Excellent reporting, communication, financial and negotiation skills.
  • Excellent written and communications skills.
  • Experience in a large property portfolio as building surveyor or project manager.
  • Experience of budgetary & financial cost control.
  • MRICS is preferred but not essential.
  • Proven commercial property management experience.
  • Up to date knowledge of all commercial property legislation.
