Area Manager

Location: North London

Salary: 40,555 + Car Allowance ( 4162) + Benefits

Hours: Monday - Friday

Working for a leading estate management company, who manage an excess of 100 exclusive and beautifully landscaped developments across the Cotswolds & South of England.

You are responsible for delivering outstanding customer, property and estate services to a dedicated portfolio.

Leading and supporting a team of Estate Managers to ensure all the estates within your portfolio meet compliance requirements and provide an award-winning level of customer service.

Duties:

Leading the team:

Build, engage and develop your team to create a positive, supportive and professional ethos within the team

Set ambitious goals for your team and provide support, guidance and direction to empower them to make effective decisions and achieve their goals.

Celebrate success and actively manage poor performance or inappropriate behaviour in a constructive way.

Act as a role model and live the company way whilst encouraging your team members to do the same.

Ensuring compliance:

Rigorously measure, monitor and review estate performance to ensure full compliance with health and safety statutory requirements, financial regulations, consultation requirements and internal policies and procedures.

Plan, control and authorise expenditure to ensure value for money is achieved for customers and leaseholders.

Take swift action to resolve issues & report any significant areas of concern to the Head of Operations.

Comply with internal reporting requirements to enable the leadership team to track business performance effectively.

Continually develop own knowledge in all compliance areas to ensure up-to-date and where necessary, actively seek training to fill knowledge gaps.

Managing relationships:

Network and build strong working relationships based on trust, with all stakeholders, whether internal or external.

Represent the business at stakeholder meetings providing supporting reports as required.

Actively contribute at internal events and team meetings.

Manage higher value/complex work contracts and projects to ensure work is delivered to time, budget and agreed quality standards.

Developing the business:

Identify opportunities to continually improve the business such as enhancing working practices, expanding our portfolio, achieving cost efficiencies.

Protect the reputation of the company at all times, notifying the Head of Operations immediately of any areas of concern.

Person Specification:

Membership of IRPM or RICS would be desirable (or willingness to study for qualification).

Experience of leading & developing high performance teams.

Evidence of building and maintaining positive relationships with a range of stakeholders.

Knowledge of leasehold housing, practices and principles including financial responsibilities & service charge accounting.

Communicates (verbal & written) ideas, clearly and persuasively, with both conviction and pride.

Accepts responsibility for own decisions and holds others accountable for their commitments.

Pays attention to detail to produce high quality work no matter what the pressure.
